Landlord EICRs - What the 2020 Regulations Require

If you let a property in England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 apply to you. This guide explains what they require in plain terms.

When an EICR is required

A valid Electrical Installation Condition Report is required at least every five years, and at the start of a new tenancy. The report inspects the fixed wiring and records its condition against the current standard.

Satisfactory vs unsatisfactory

A satisfactory report means no dangerous or potentially dangerous findings. If the report is unsatisfactory, any C1 or C2 items must be put right within 28 days and confirmation supplied to the tenant and, on request, the local authority.
