What is a house rewire?

A house rewire replaces the electrical wiring, accessories and consumer unit in a property with a new installation that meets the current BS 7671 wiring regulations. It is the most comprehensive electrical upgrade you can carry out and, done well, should last 25 to 30 years or more.

A full house rewire replaces every circuit in the property: lighting, sockets, cooker, shower, smoke alarms, outside power, and the consumer unit. A partial rewire deals with specific circuits or specific parts of the property, most often the kitchen, bathroom, an extension, or a single floor.

Most Norfolk homes built before 1980 have been rewired at least once, but many older properties still have ageing rubber or fabric cable, mismatched accessories, no RCD protection and undersized earthing. If that describes your home, a rewire is not a cosmetic upgrade. It is the single biggest safety improvement you can make.

Full rewire or partial rewire?

The right answer depends on the condition of the existing wiring, what you are planning to do with the property, and where the problem circuits actually are. We will always tell you honestly which approach is better value after a proper survey.

OPTION 1

Full house rewire

A full rewire is the right choice when the existing wiring has reached the end of its useful life, when an EICR has returned multiple C1 or C2 findings that cannot be economically remedied individually, when the property is being renovated throughout, or when insurers or buyers have flagged the installation as a risk.

A typical full rewire includes new cabling to every lighting and power circuit, a new consumer unit with RCD or RCBO protection, new sockets, switches and fittings throughout, new smoke and heat alarms to current regulations, updated earthing and bonding, full testing, and an Electrical Installation Certificate.

OPTION 2

Partial house rewire

A partial rewire is the right choice when most of the installation is sound but specific areas are no longer safe or compliant. The most common scenarios are a kitchen rewire alongside a new kitchen fit-out, a bathroom circuit being upgraded to meet the zone and RCD requirements, an extension being wired in and tied into the existing board, or a single floor being brought up to standard while the rest is left in place.

A partial rewire still results in a new, fully tested and certified installation for the work carried out, with the rest of the existing installation tested and documented as part of the handover. We will always be clear about what is and is not covered.

Every rewire we quote for, whether full or partial, is scoped in writing before work begins. As a default, a full rewire includes a new metal consumer unit with RCD or RCBO protection, all lighting circuits replaced in PVC twin-and-earth to current standards, all ring final and radial socket circuits replaced, dedicated circuits for cooker, shower and any EV charger, new sockets, switches and light fittings, new smoke and heat alarms in line with current regulations, updated main earthing and supplementary bonding to kitchens and bathrooms, and full dead and live testing of the finished installation.

On a partial rewire the same standards apply to the circuits in scope. We also carry out a condition test on the remaining existing circuits at handover, record the results on the certificate, and flag anything you should plan for in future. Every job ends with an Electrical Installation Certificate, a consumer unit labelled circuit by circuit, and, where notifiable, Building Control sign-off through our NAPIT registration.

Do I Need One?

Do I need to rewire my house?

Not every old installation needs a full rewire. An EICR is the right first step if you are unsure. The signs below usually mean a rewire, or at least a serious professional assessment, is due.

Old rubber or fabric cables

Rubber-sheathed or fabric-covered cable visible at the consumer unit or in the loft is a strong indicator the installation has not been updated in decades.

Wooden-backed fuse board

A wooden backboard with rewirable ceramic fuses has no RCD protection and has been obsolete for decades. It is a clear signal that the installation needs a fresh start.

Round-pin sockets or bakelite switches

Round-pin sockets, brown bakelite switches and non-standard fittings are markers of pre-1970s wiring that should have been replaced long ago.

Warm sockets or a smell of hot plastic

Sockets or switches that feel warm, or a faint smell of hot plastic near accessories, indicate overloaded or loose connections and need urgent inspection.

Frequent tripping or dimming lights

Regular circuit trips, or lights that dim when the washing machine or kettle starts up, usually mean circuits are overloaded or the earthing is inadequate for modern loads.

Unsatisfactory EICR with multiple faults

An EICR with several C1 (danger present) or C2 (potentially dangerous) findings across different circuits is often more economically resolved by a full rewire than by remedying each one individually.

    Free on-site survey

    We visit the property, inspect the existing installation, test a sample of circuits and the consumer unit, and talk through what you are trying to achieve. If you have an EICR, we read it alongside what we find.

  2. 02

    Written quote with defined scope

    Within a few working days you receive a fixed written quote that sets out which circuits are being replaced, the consumer unit specification, accessory finishes, how the work will be phased, how long it will take, and what it will cost. You also see clearly what is not included.

  3. 03

    Planning and preparation

    Once you accept the quote we agree a start date, order materials, and where applicable notify your Distribution Network Operator (UK Power Networks for Norfolk) and your local authority Building Control through our NAPIT registration.

  4. 04

    First fix

    We lift floorboards where needed, chase walls, run all new cables to each circuit, and prepare the locations for every socket, switch, light, smoke alarm and accessory. Dust sheets down every day, careful routing to minimise damage, and clear communication about which rooms are out of use and for how long.

  5. 05

    Second fix

    Sockets, switches, light fittings, smoke and heat alarms, cooker outlets, shower outlets and any EV charger or other dedicated outlet are fitted, and the new consumer unit is installed and terminated.

    Energise and test

    Full dead and live testing of every circuit: insulation resistance, continuity, earth fault loop impedance, RCD operation, polarity and prospective fault current. Results recorded for your certificate.

    Making good

    We fill chases, brush plaster, and leave the property tidy and vacuumed. Plastering and decoration are usually not included as standard (see FAQ) but we can recommend local trades where needed and coordinate with yours.

    Certification and handover

    You receive an Electrical Installation Certificate, a clearly labelled consumer unit, a walkthrough of the new installation, a Building Control compliance certificate where applicable, and written aftercare notes.

How long does a house rewire take?

A typical full rewire in an occupied three-bedroom home takes five to ten working days from first fix to certification. Empty or refurbished properties are usually faster because we can run all circuits in parallel without working around living arrangements. Larger properties, thicker walls, solid concrete floors and period features (lath and plaster, timber panelling, tiled floors) all add time. Partial rewires are often two to five days, depending on scope.

On an occupied property we aim to keep at least one lighting and one socket circuit live at all times, so that fridges, freezers, routers and essential lighting stay on. We also agree a working window each day that suits the household, and always clean up before leaving site.

Do I need Building Control approval for a rewire?ShowHide

Most rewiring is notifiable work under Part P of the Building Regulations. As NAPIT-registered electricians we self-certify and notify Building Control on your behalf, so you receive an Electrical Installation Certificate and a Building Control compliance certificate without any separate application from you.

Will a rewire damage my walls, floors and ceilings?ShowHide

Some disruption is unavoidable — we chase walls and lift floorboards to run new cables — but we route carefully to minimise damage, lay dust sheets every day, and make good afterwards. We always explain what access is needed and which rooms are affected before we start.

Do I need a new consumer unit with a rewire?ShowHide

Yes. A full rewire always includes a new metal-enclosure consumer unit with RCD or RCBO protection to current 18th Edition standards, and a partial rewire often does too where the existing board is no longer compliant. The new board is labelled circuit by circuit and certified on completion.
